S.M.A.R.T.HousingTM
The S.M.A.R.T.HousingTM (Safe, Mixed-income, Accessible, Reasonably-priced, Transit-oriented) policy initiative is designed to stimulate the production of affordable housing for low and moderate income residents of Austin. S.M.A.R.T. HousingTM meets the City’s Green Building standards and is located in neighborhoods throughout the City of Austin.
Through the S.M.A.R.T. HousingTM policy, the City of Austin provides fee waivers and S.M.A.R.T. HousingTM development review, typically faster than conventional review. This initiative applies to new single-family, multi-family and infill development.

Benefits to Developers
Fee Waivers
The City of Austin waives certain fees for developments that are certified as S.M.A.R.T. HousingTM by the Neighborhood Housing and Community Development Department. For more information view fee waivers.
Expedited Review
In addition to providing certain fee waivers, qualified projects will be eligible for S.M.A.R.T. HousingTM reviews, typically faster than the review times for conventional projects.
Advocacy
S.M.A.R.T. HousingTM staff assists in resolving development-related issues with other City departments. Staff is available to facilitate discussions and find solutions.
