Block 4 Residential Development

Summary

The Austin City Council has identified housing as a priority for downtown development. They have directed City staff to study the feasibility of a public-private partnership with AMLI Residential Properties Trust, for residential mixed-use development at the Block 4 site owned by the City and the privately held Block 20 (see map).

Status

On January 22, 1998, the City Council approved the signing of a letter of intent between the City of Austin and AMLI, and Third & Colorado, L.L.C. AMLI has been conducting environmental, geotechnical, and market studies, and has developed preliminary site plans and elevations.

Issues

Both blocks may contain some levels of soil contamination.

Description

Third & Colorado, L.L.C. has been in the process of developing a residential mixed-use project on Block 20 downtown. They were approached by the City about the feasibility of doubling the size of the project by including the City-owned Block 4 directly to the south.

On November 6 the City Council approved a resolution directing the City Manager to develop a letter of intent outlining a public-private joint venture for redeveloping the City's Block 4 and the privately held Block 20 into a mixed-use residential project.
