2500 New Multifamily Units

Over 2500 new multifamily units entered the development pipeline during the second quarter of 1996. These units come from 11 different projects that range widely in expected rents and market location. Keeping in mind that Riata's 1800+ units were all submitted during the fourth quarter of 1995, the 2500 new units submitted this quarter represent the largest single influx of planned stock to occur since this multifamily boom began over three years ago.

During the past six years, there have been more multifamily units built in Austin than single family units, 13,763 to 12,013, respectively. This trend will have far reaching significance for Austin in terms of overall urban form, owner occupancy rate and the spatial patterns of owner occupancy.

The corners and edges of Austin are being built-out with new apartment projects. Located largely on major roadways, near important intersections, and often with commanding views, the army of 41 recently completed complexes have begun to change the urban fabric of the metropolitan region.

Not all new projects, however, have been built in the corners and on the edges. Townlake Gables Apartments, Jefferson on Congress, and Central Park (also a Gables development) all sit within Austin's urban core, and yet could not be considered "downtown residential." These "near core" projects offer high quality housing close-in and should act to suppress any true downtown residential development. Austin's demand for core residential will probably continue to be met by projects such as these, and not from inside the central business district.
