Analysis
Seven new hotel/motel projects were submitted for site plan review during the first four months of 1997, signaling a surge in the already vigorous development of new lodging product in Austin. Of the more than 1000 new rooms entering the development pipeline so far this year, almost all of them are targeted toward three structural sub-markets: executive suites, extended stay, and limited service/economy. Lodging industry developers report that Austin provides two-pronged demand by supplying business travelers during the week and tourists and family users on weekends who attend the multitude of recreational and performance activities in Austin.

Spatially speaking, the emerging northwest lodging cluster, near the intersection of MoPac and Highway 183, will gain over 500 new rooms as a result of these most recent plan submissions. Less than two years ago, there were fewer than 700 rooms (at Holiday Inn and the posh Renaissance) inside a three mile radius of the aforementioned intersection. Assuming that everything currently in the pipeline reaches completion, there will more than 2000 total rooms available within the northwest market probably by the end of the year.

And finally, the lodging ice has formally been broken at the new municipal airport site where a 148 room La Quinta is planned for construction. Even a conservative forecast would include the construction of many more hotel/motel facilities near Bergstrom over the next few years...
