Current FEMA Flood Insurance Study for Travis County
The Flood Insurance Study is the official method of determining the true base flood elevations for insurance purposes. In each volume, there is a table of contents describing what to find in all volumes. The files are in PDF format and between 2 and 3 MB each.
The FEMA floodplains are based upon existing conditions in the watershed (what's on the ground now) and primarily depict the 1% annual chance flood (100-year floodplain) and the 0.2% annual chance flood (500-year floodplain). Mortgage companies use them to determine whether or not you are required to purchase flood insurance through the National Flood Insurance Program.
The City of Austin Future Conditions floodplains are based upon future conditions in the watershed (when the watershed is fully developed). They depict the future 4% annual chance flood (future 25-year floodplain) and the future 1% annual chance flood (future 100-year floodplain). They are one of the tools used to determine what sorts of development, if any, will be allowed on a property. The City of Austin floodplains are not used to determine whether you need to purchase flood insurance through the National Flood Insurance Program.
